This unit development fits on a 607m2 site. Minimum site size is 18.73m wide and 32.45m long.
This unit development features a unique drive in entry with two units on either side of the driveway and all units meeting in the middle. This particular layout was designed for a sloping block, hence the rear two units having three levels (with outside space).
Units 1 & 2
These two units have identical layouts except for the fact that Unit 1 has a double car garage and Unit 2 has a single car garage. The only other difference is that the laundry in Unit 1 is located on the ground floor (as a European style laundry) while Unit 2 has a laundry space inside the garage. Both units have a bedroom on the ground floor with built in wardrobes. On the first floor of each unit there are two more bedrooms. Bedrooms 2 both feature built in wardrobes while Bedrooms 1 both have his and hers wardrobes, private ensuites and private balconies. Both units have good sized open plan kitchen, dining and living rooms. An outdoor alfresco flows off from the dining rooms of each unit which helps to bring the outside in and create a second eating/entertaining area. Each unit also has a main bathroom situated next to Bedroom 2.
Unit 3 & 4
These two units are identical besides the fact that Unit 3 has a single car garage while unit 4 has a double car garage. Entering the units on the ground floor, each unit has a bedroom with built in wardrobes. Heading downstairs to the lower ground floor level, each unit features a large open plan kitchen, dining and living area. The kitchens are both spacious and modern and feature an island bench and good sized walk in pantry. A powder room and dedicated laundry can also be found on this level. Each unit has an outside alfresco area which flows off from the dining rooms. A good sized backyard can be accessed from each living area which allows lots of natural light to flow through into the homes. Upstairs on the first floor of each unit, there are two more bedrooms. AHDA has used multiple trusted sources to calculate the construction cost of each house as accurately as possible. These figures are estimates only and AHDA is not liable for their accuracy. Individual site conditions, varying levels of finishes and fixtures plus many other variables make it impossible to give a truly accurate price. If a full construction quote is required AHDA recommends using a qualified quantity surveyor or engaging our builder broking service after plans have been purchased. AHDA are NOT builders so we cannot give a list of inclusions for the build price. Please speak with your chosen builder regarding their specific packages.
Lower build price = Investor Grade Price - basic inclusions with no extras
Higher build price = Medium/High Grade - higher level of inclusions
Build prices do not include extras such as pools, landscaping etc.
We cannot give build prices on any Duplex, Townhouse, Dual Occupancy or Unit Development design as there are far too many variables. We will help you obtain free builders quotes once your drawings are completed.

All sales on house plans and customisations/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.
Prices on our pre designed plans are fixed but are subject to change without notice. All of our upfront quotes for modifications, package deals and custom designs are fixed price quotes however we reserve the right to increase or decrease our quoted price subject to obtaining further information about your project that may alter the time frame we have allowed for.
Pre designed plans purchased on our website require upfront payment to be processed either through our website or by contacting us for alternate arrangements. All work that is invoiced by us must be paid for by the due date on the invoice. We reserve the right to withhold services and/or your project documents if payment is not made. For payments more than two weeks over due, we reserve the right to add penalty fees of 10% to your invoiced total. If we are forced to obtain the services of a debt collector, then the client will be responsible for all fees incurred by this service.
For all custom designs, we will invoice the client in two stages throughout the process. The upfront deposit will be invoiced before any work commences and payment is required immediately. No work will commence before the deposit is received. CAD/DWG files will only be released to the client for structural engineering purposes once final payment is made. CAD files must not be used or reproduced in any way without the express writen permission from AHDA. For clients with large development projects, please contact us to discuss payment options.
